Zoning requests are submitted to the Planning and Development Department (PDD) for review and staff recommendations to the relevant Village Planning Committee, the Planning Commission and ultimately City Council. Prior to formally submitting of a zoning application, the Planning Department requires a pre-application meeting with the applicant. The Water Services Department will provide initial comment to the PDD regarding any major water or wastewater infrastructure needs caused either by a lack of infrastructure where the proposed rezoning will occur or by the impact of the estimated demand that the proposed use will have on existing water and wastewater capacity. The applicant will also be informed if the proposal is in an impact fee or Water Resources Acquisition Fee area. The Water Services Department may recommend zoning stipulations related to water and wastewater infrastructure issues when necessary.
Rezoning requests are also required to have a pre-application meeting with the PDD to discuss detailed site and civil issues regarding the proposed site plan related to the rezoning.
