Demolition Requests
Demolition of existing residential or commercial structures requires a permit whether activities are interior or exterior BEFORE any work can take place.
Interior Demolition
A permit is required to ensure integrity of building systems and can generally be issued after initial counter review and payment. When significant structural demolition is proposed, a plan review may be required.
For buildings that are listed on the Phoenix Historic Property Register, an additional Historic Preservation review is part of the permitting process for interior demolition permits..
Exterior Demolitions
Some properties are subject to additional plan review processes through the Phoenix Historic Preservation Office BEFORE any exterior demolition permitting can take place.
- Properties that are listed on, or pending listing on, the Phoenix Historic Property Register are subject to specific submittal requirements and a separate plan review process conducted by the Phoenix Historic Preservation Office. . - Properties with Conservation Easements are subject to a separate review process through the HP Office. Please contact HP staff for more information
- Some properties are subject to the Demolition Application Plan (DAPP) plan review process. This process includes specific submittal requirements, a $300 plan review fee, and either a 30-calendar day or 60-calendar day hold.
Properties subject to the DAPP review process include:
a. Commercial buildings that are 50 or more years old, or the age of construction cannot be determined. (30-calendar day hold.)
b. All properties located in the Downtown Code District (DTC) that are 50 or more years old. (30-calendar day hold.)
c. Commercial or Residential buildings that are listed on the National Register of Historic Places or have been determined to be Eligible for historic designation (HP-ELIGIBL flag). (60-calendar day hold.)
Note: Applicants can verify if properties are listed on the National Register of Historic Places or have been determined to be HP Eligible for historic designation (HP-Eligible Flag) by searching My Community Map or by contacting the Historic Preservation Office.
