Preapproved Housing Design Plan Program

Per Arizona Revised Statute (A.R.S.) § 9-461.19, the City of Phoenix is developing a preapproved housing design plan program.

Plan submissions are currently being accepted for the following classes:

  • Class 1 – Single-family homes that range in size from 800 to 2,000 square feet.
  • Class 2 – Two-family (duplex) homes which must range in size from 400 to 1,000 square feet per unit.
  • Class 3 – Triplex homes which must range in size from 400 to 1,000 square feet per unit.
  • Class 4 – Accessory Dwelling Units (ADU) that must be 200, 600 or 1,000 square feet.

The preapproved housing design plan program will require at least three plans for each class.

Fees for preapproved housing design plan submissions will be the same as standard plans for each class. Please see Phoenix City Code Appendix A.2 for applicable fees.

Once plans are approved by the City of Phoenix, preapproved housing design plans will be posted to this webpage along with contact information for the owner of the preapproved housing design plan.

Posting of the preapproved housing design plan or the owner contact information does constitute an endorsement by the City of Phoenix.

The preapproved housing design plans may be used with permission from the plan owner. Any fees associated with the use of the plans are between the applicant and plan owner. Additional plans may be required, which include, but are not limited to plot plan, site plan, grading and drainage plan, off-site improvement plans, etc. Please discuss with Planning & Development staff to ensure understanding of all development requirements prior to using preapproved housing design plans. To submit a plan for this program, please contact our Residential Plan Review Team at residential.building@phoenix.gov.
